Estate Cleanouts in Arlington, Texas

When a parent's home in Interlochen, southwest Arlington or near Lake Arlington needs to be emptied, the work is part logistics and part care. We handle the hauling so the family can focus on decisions.

How much does an estate cleanout cost in Arlington?

There's no fixed estate price. Cost depends on total volume, weight, labor, access (stairs, attic, long carries) and how many truckloads the home fills. Starting load pricing runs from $149 for a small load to $700+ per full truck, and many full homes need more than one load. We estimate from photos or a walkthrough and confirm the price before anything is loaded.

Many of Arlington's established neighborhoods were built out between the 1960s and 1990s, and a lot of those houses have held one family's belongings for decades. That means full closets, a garage that doubles as storage, an attic with holiday decorations from three generations, and heavy solid-wood furniture that rarely fits through a modern doorway easily.

An estate cleanout here usually happens in stages: the family pulls keepsakes, an estate-sale company may run a sale, and then we remove what is left. We can work in one visit or across several, and we confirm the price for each stage before anything is loaded.

What an Arlington estate cleanout typically includes

  • Bedroom, dining and living-room furniture, including heavy case pieces
  • Closet, cabinet and pantry contents already sorted by the family
  • Garage shelving, boxes, old tools and yard items
  • Attic contents brought down from pull-down ladders
  • Mattresses, box springs and bed frames
  • Leftovers after an estate sale
  • Patio furniture and outdoor storage contents
  • Multiple truckloads for full homes

How we run estate work

Keep / remove marking

Families mark what stays with tape or notes. Our crew asks before moving anything that is unmarked, and photos can be texted to remote family members before items leave.

Executors who live out of state

Many Arlington estates are managed by relatives elsewhere in Texas or out of state. Lockbox access, photo updates and a phone walkthrough are common and work fine.

Coordinating with estate-sale companies

We can schedule the day after a sale closes so the house can be listed quickly. Tell us the sale dates and we'll plan around them.

Multi-load pricing

A full house is quoted by total volume. If the job runs over or under the estimate on the day, the crew shows you before loading the extra.

Questions we hear

Can we do the estate cleanout in more than one visit?

Yes. Staged cleanouts are common — for example, garage and attic first, then the main house after the family finishes sorting. Each visit is priced on its own volume.

Do you donate usable furniture?

When items are in good condition and a local donation drop-off accepts them, we try to route them there. Acceptance depends on the organization, so we cannot guarantee it.

Does someone need to be at the house?

Not always. Many estate jobs run with lockbox access and photo updates, once the scope and price are agreed in writing by text.
