Coordinating removal around guests
Furniture removal at an operating property works best when it is planned around occupancy. Removing items floor by floor, using service elevators and staging pieces away from guest areas keeps disruption low.
A walkthrough before the project confirms room counts, staging areas and loading dock times so the crew and the property team share one plan.
- Service elevator and loading dock windows
- Floor-by-floor removal order
- Staging areas away from lobbies and guest corridors
- Any items reserved for donation or resale
Build an inventory
List room types, number of rooms per type and the loose items in each. Add public spaces — lobby, meeting rooms, fitness — separately.
Sequence by floor or room block
Match removal to the contractor's schedule so rooms leave inventory for the shortest possible time.
Plan elevators and docks
Agree on service elevator windows and staging areas with engineering. Guest-facing paths should stay clear.
Watch the event calendar
In Arlington, major stadium and convention events may affect access and travel times in parts of the Entertainment District. Avoid scheduling large removal days on top of them.
Know the scope boundary
Loose FF&E is in scope. Installed plumbing, electrical fixtures, HVAC and kitchen systems are not. Bulk mattresses are quoted separately.
